Questions

How It Works

What does a roof maintenance visit actually include?

The roofer checks shingles or tile for cracking and granule loss, inspects flashing at chimneys and wall junctions, clears gutters and downspouts, examines roof vents, and assesses sealant around all penetrations. Minor touch-ups are made where worn areas are found, and a written condition report follows.

How often should roof maintenance be scheduled?

Twice a year, spring and fall, is the standard cadence. A post-storm walkthrough is also recommended after any significant wind or rain event, particularly given Glendale’s Santa Ana wind conditions, which can loosen shingles and crack sealant between scheduled visits.

Can waiting on a small issue make it worse?

Yes. A loose shingle, blocked gutter, or cracked sealant can allow water to reach the decking within one rain season. Once water is in the underlayment or decking, the scope and cost of the work increases significantly compared to a simple sealant touch-up or flashing refasten.

Is my aging roof still worth maintaining?

A maintenance visit gives you a clear picture of the roof’s current condition, including any sections approaching end of life. That information helps you plan ahead rather than react to a sudden failure. The roofer notes what needs attention now versus what can wait.

What happens if the roofer finds something during the inspection?

Any items needing attention are documented in writing after the visit. Nothing is added to the scope or cost without your approval. You get a clear list of findings and can decide how to proceed on your own timeline.
